Useful tips for searching for a private apartment

In choosing an apartment from the free market, among other things, consider the following points:

  • Apartments located in the city center and very close to the University buildings often have a high rent (overpriced) due solely to their location. As you move away from the center you can find lower rental prices and often better quality accommodation.
  • The Limassol City Bus Company (EMEL) has a dense network that connects major municipalities/areas of Limassol with the city center. Prefer apartments located near EMEL bus lines and take advantage of the bus (note: the student ticket has a 50% discount, either daily or monthly).
  • If the apartment meets your needs in terms of space and location, you should check it carefully for any damage so that you do not incur the cost of repairing them at the end of the contract without you being responsible for them.
  • You should be informed, before signing a contract, of the common expenses and any other costs that may arise, such as heating oil, electricity bills, water supply, etc.
  • It is advisable to consult your own lawyer to conclude the contract with the owner. Alternatively, you can use the existing contracts on the University's website as a basis for your own, since they are used by the University for the apartments that are managed by them, known as the "University Housing Network".
  • You should pay attention to the contract clauses such as the exact amount of rent, the annual increase rate, the duration and any restrictive clauses.
